VDI and BIM in operation
The BIM process is an excellent provider of data for the operational phase. The knowloedge CAFM-Manufacturers and users for quite a while, but there are no standardization guidelines in order to be able to transfer the data of a BIM model into a CAFM system relatively easily. The VDI has now taken up this aspect in its series of guidelines 2552 to BIM will be expanded to include sheet 6 "BIM in operation".
IFC, CoBIE & Co
Of course, experts in the field will now want to object that IFC and CoBIE already have two standards on the market that can be used to import data. The CAFM-Connect approach of the CAFM Ring is a possible anchor for all those who want to import data from BIM into CAFM. But all of these approaches are incomplete, because they only have selected data in view, only the data without accompanying processes and only the one-way transport.
From B to C ...

Interfaces with import tables are a long-established way of doing things, but everyone is reinventing the wheel in order to be able to do everyday tasks from which everyone can and will benefit. ... and from C to B
Because one thing is clear: BIM is not just an excellent tool for building a new building. In principle, BIM models are also helpful when converting and renovating, even when dismantling. Therefore, data should also be able to be transferred from the CAFM back into the BIM, i.e. from C to B. Therefore, comprehensive and global standardization in both directions would be desirablen.
Use cases everywhere
The need for interoperability of the systems is evident, because use cases can be found in many different ways:
- Import of room and system book: Direct transfer of all relevant construction data from the BIM model instead of the total loss of necessary room and plant data after completion of construction and costly new admission.
- Maintenance: The continuous maintenance process is a requirement of the operating phase, which must already be taken into account in the BIM model, for example, when maintenance activities by manufacturers are stored on the property.
- Simulation of operating costs: Operating costs can be simulated on the basis of BIM even before installation. Matthias Mosig from der TÜV SÜD Advimo GmbH examined the most important BIM use cases and answered the question “Do you keep what you promise?”. Nice that the topic also gets attention from the consultant side.
Value creation even before construction
The benefits of tight integration of BIM and CAFM are clearly tied to value creation scenarios - before, during and especially after construction, because the operation accounts for all building costs via over 70%. It is therefore essential to be able to work with BIM data in CAFM systems as early as possible. And that is why we are involved as IMS in the VDI AK “BIM in operation”.
